Is there a charge to find tenants for my rental?

No, this service is provided free of charge and includes listing the home for rent on various housing websites.
How do you determine fair market rental value?

We compare the current asking rents for homes of similar homes of quality and type in the area. Based on a factor of three or more properties we use a mathematical theory to average the rents and find the best value for the unit.
How do you handle repair and maintenance items for my rental?

Tenants are able to call, email or submit online maintenance request for the property. We then send a work order to a qualified vendor who investigates the situation and makes a repair suggestion within three days of the request. We then contact the owner for approval for all work that needs to be completed totaling over $500.
Do you pay my general excise tax? Mortgage? Maintenance fee?

The State of Hawaii views your property as a business and therefore charges sales taxes of 4.7% on the gross rental income. Additionally, many homes have monthly mortgages and maintenance fees that need to be paid. It is up to each owner whether they would like us to withhold money from their monthly proceeds to pay these fees or if they would like to pay them personally.
When should I expect a statement and any net proceeds check?

All owner proceeds and monthly statements are dispersed on the fifth (5th) working day of each month. We personally deposit all owner proceeds in local banks for immediate owner access.
Can I expect all records pertaining to my property to be maintained and made available for me?

Yes. You will have access to all your monthly statements as well as information regarding the expenses and incomes for your property through use of our owner portal.
